A MODERN FARMHOUSE MAKEOVER FOR A SHARED KID'S BATH

Welcome back! We’re so glad you’re here. Our mission on THIS modern farmhouse design project was to create a bright whimsical shared bathroom space for two vibrant and busy school-aged kids with a touch of creative contemporary nostalgia! Of course, adding more functional storage space is always on the list, and we utilized the general existing plumbing locations for the new fixtures and trim. It was also a must-have that this space reflected the streamlined continuity that flowed throughout the rest of the home we also remodeled and refreshed.

BEFORE

CHALLENGE

Working with the existing plumbing’s general location and existing plumbing wall helped us to keep costs within budget and allowed us to install a new tub, custom vanity, two new medicine cabinets (which took a little creative rerouting of the new plumbing lines), all new beautiful fixtures, lighting and hardware, charming accessories, and custom countertops and tile!

SOLUTION

We decided to tile the ENTIRE back wall (see the before above) for a couple of reasons:

  1. The existing window placement was just SO unyielding, making it virtually impossible to install glass or a sliding door; and doing so, would would have made it’s placement look even more awkward.  Further, dividing the wall into TWO visible sections by using two different materials would have made the awkward placement look even MORE obvious, so we opted for an elegant, nostalgic, and practical solution by tiling the whole wall for continuity and style, and the custom brass shower rod and vintage style linen curtain was the perfect finishing touch. What a great look!
  2. It will be much easier to keep the area behind the toilet clean for years to come!

TIP

For us, it’s always about the longevity of a space.  How long, and how WELL, will your space be able to maintain itself after years of wear? Will it patina beautifully over time, or just wear out and in a year, becoming nothing like what you expected? Something to think about, right? Here, the tile was a great move, and for a small expense, over time, will prove to be well worth the investment.

AFTER

A touch of whimsy and nostalgia!

If you’re looking to add a touch of nostalgia and whimsy to a contemporary space, then this classic hex floor is a perfect choice! It goes in pretty easy, IF you have the RIGHT installer.  In this case, we did.  Our go-to tile team takes their work VERY seriously and alignment is KEY.  No house is EVER perfectly straight, therefore, it is imperative that you: 1) prep properly in advance of tile installation; and 2) take the TIME to optically set your lines and tile patterns before install.  This oversight is EVERYTHING and is standard for our team.

As you can see in the finish result, the time you take in preparation, observation, installation, and material selection, will NEVER disappoint.  Being mindful of these steps also will provide a solid foundation for the material selection to be a little “less” than HIGH LUXURY, which eases the budget considerably when need be!

TIP

HIRE A PRO! Remember, it’s ALWAYS about the installation and oversight. Two VERY important key elements to a successful result. THIS is the investment every client must consider when considering a new build, remodel or renovation.

So… Here’s the result… What do you think?

Touches of antique brass in a vintage style and whimsical touches throughout this space give it the personality and charm that brings this space to life! Vintage style wall sconces set on top of the installed wall to wall mirror, give an added layer of sparkle and a unique glow to the experience. Bright white LOW SHEEN – HIGH QUALITY paint that will stand the test of time is always a sound investment!

TIP

Use a LOW SHEEN finish on the ceiling. Making sure that it will stand up to moisture is key, but no need to opt for a super shine in the bathroom (see the before) to get good coverage.

The lovely extension on this fabulous honey brass faucet (and wall mounted quite intentionally, for easy clean up) is perfect for little ones, as it projects closer to the center of the sink making the reach a little easier!

We added TWO new medicine cabinets in addition to the new custom vanity, which is larger and more efficient. The extra medicine cabinet makes it easier to “share” the space overall, giving each user their own personal storage.  Handy whimsical towel hooks give that youthful touch of decor and really stands out on a bright white wall.

This gorgeous Brizo wall mounted faucet was a MUST HAVE. The Luxe Gold finish is just the right accent and has a beautiful un-lacquered finish look, while much easier to maintain; especially for kids!  The Hollin cabinet pulls and Kinny mushroom cabinet knobs by Top Knobs were the perfect finish to pull it all together.

A subtle but necessary niche in the shower keeps soapy items at bay, and the GORGEOUS matching shower fixtures and trim gives another vintage pop to this California contemporary space. Adding an adorable tasseled shower curtain completes the vintage look.

    Laura: there’s so much I love about this space, but I especially love all these before/after and process shots to help us see exactly what the differences are.

    And, I get how important alignment is in tile, and your clients are so fortunate to be working with you, since you have such an experienced team that knows exactly how to handle this.

Bless you for that. Indeed, working with a pro, even on an hourly consulting basis, is so very very important. It can save clients from a lifetime of stress every time they look at something that could have easily been prevented with a little thought, patience and a relatively small (in comparison to the construction budget) fee, in some cases. Especially when compared to ripping it out and doing it over! GAH…I can’t tell you HOW MANY TIMES we’ve been hired to “FIX” this type of paralyzing situation. Good point my friend…as usual!
